Effectively closing out a logging job is one of the most important processes of the timber sale.  It’s a pivotal time when equipment is either still on the premises, or a time when equipment can still access the property to work on improving site aesthetics and following Virginia’s  Forestry Best Management Practices (BMPs) to contractually comply with the timber sale contract and water quality laws.

Unfortunately,  all to often, the timber buyer and/or logger rushes to move out and on to the next job.  It is the nature of the beast as they are paid on production and have, in some cases, enormous fixed costs that must be financed.  However, that does not excuse the fact that a job must be finished in a professional manner, consistent with the spirit of the sale contract, and in compliance with water quality regulations.

This is one of the reasons why it is so important to retain the services of a reputable consulting forester in the sale of your timber.  A consulting forester should be completely upfront with perspective buyers in the Timber Sale Prospectus as to what will be expected of them on close out.  Additionally, such language should be drafted into the sale contract, including stipulations on what should happen if the job does not meet expectations.  You, as a landowner, do not want to be caught holding the bag should work go on unfulfilled.
